A second chance at the right Fulham home

The clients thought their opportunity to buy the right house had passed. Rowallan revisited their Fulham property purchase, reopened discussions with the selling agent and negotiated new terms at around 10% below the previously agreed price.

The Brief

The clients had already found a house they wanted to buy, but personal circumstances had prevented them from proceeding. When they instructed Rowallan, they expected to start again and find something similar.

Their previous search had given them a clear understanding of what they wanted: a home where they could start a family, with an easy commute into the City.

The original house had set a high standard. Our task was to help them find a property that met those expectations and restore their confidence in seeing a purchase through.

The Challenge

The earlier experience had left the clients discouraged. They knew what a suitable home looked like, but worried that having been unable to proceed once, selling agents might give other buyers priority.

Any new property would inevitably be compared with the house they had already chosen. Before beginning another search, we needed to understand whether that opportunity was genuinely closed or whether the circumstances that had stopped the purchase could be addressed.

This required a calm assessment of what had happened and a constructive conversation with the selling agent.

How Rowallan Helped

Rowallan began by exploring the previous purchase in detail: what had attracted the clients to the house, why they had been unable to proceed and which concerns would need to be resolved before they could reconsider it.

It became apparent that reopening the discussion might offer a better route than starting from scratch.

We approached the selling agent, who was receptive to working together. With each agent representing their own client, we examined what had gone wrong and whether a revised agreement could work for both buyers and sellers.

Rowallan negotiated new terms that took account of our clients’ concerns, including a price around 10% below the figure they had previously agreed.

Once those terms were settled, much of the earlier work could be picked up again. This allowed the purchase to move quickly towards exchange, with the clients supported through a process they had previously found stressful.

The Outcome

The clients bought the Fulham home they had originally wanted, completing in May 2026.

The revised price was around 10% below their earlier agreement, alongside new terms that addressed their concerns. Exchange followed quickly because much of the groundwork was already in place.

What had appeared to be a lost opportunity became a completed purchase, giving the clients a home for their next stage of life.

“I would highly recommend Jason as a buying agent. The way he handled the whole process from start to finish was professional and tailored for our specific needs. He made a stressful situation significantly easier—always responsive and calm when things got complicated. I appreciated having someone I could trust to manage things properly.”

More about this search

Why revisit the original house?

The clients’ brief had been shaped by a house they already knew and wanted. Before looking for a replacement, it made sense to establish whether the reasons the original purchase had stopped could be resolved.

Reopening discussions with the selling agent revealed a possible way forward. The decision to revisit the house followed that assessment, rather than an assumption that the clients should return to it.

What was the Fulham market like at the time?

Our experience of the SW6 market during this purchase was that sentiment was optimistic, although prices had not shown recent growth.

The negotiation centred on the circumstances of this particular transaction and the terms needed to bring both parties back to an agreement.

How did the search progress?

Once the new price and terms were agreed, progress towards exchange was quick. Much of the work undertaken during the earlier attempt could be resumed, allowing the parties to pick up largely where they had left off.

What can other buyers learn from this purchase?

A purchase that has stalled is worth reassessing before assuming the opportunity has gone. An experienced buying agent can help separate the practical obstacles from the understandable disappointment and worry surrounding them.

Here, understanding the clients’ concerns, working constructively with the selling agent and negotiating a fresh agreement brought the purchase back together on substantially improved terms.

The value lay in recognising a route forward that the clients no longer felt confident pursuing themselves.
