Buying property in the UK as a foreigner is generally possible. Choosing the right home, understanding the costs and managing the purchase from another country take rather more thought.

You may know England well from holidays or business trips. Choosing somewhere to live brings different questions. Will the location suit your family? How will the school run work? Who will look after the house when you are away? And how do you judge whether the asking price is sensible?

I have worked with international buyers during my earlier career, including as Head of Country at UK Sotheby’s International Realty, and now through Rowallan. My starting point is understanding what the home needs to do for you and the people who will use it. That conversation helps us decide where to look and which compromises are worth considering.

Anti-Money Laundering (AML) Checks: What You Need to Know

Buyers sometimes find it frustrating to be asked for similar information by several people. Your buying agent, selling agent, solicitor and lender may each need to carry out their own checks.

Expect requests for proof of identity and address, together with evidence explaining where the purchase money comes from. Depending on your circumstances, this might include savings, a property sale, business income, an inheritance or a gift.

When buying property in the UK as a foreigner, having money available and being able to document its source are separate matters. If funds have moved between countries, accounts or family members, supporting documents may be needed to explain that history.

I recommend finding out what will be required before the search becomes urgent. Discovering that essential paperwork is missing after finding a house you want adds pressure at precisely the wrong moment.

Why You Need a Buying Agent

The selling agent represents the seller. A buying agent represents you, helping you assess the choices, investigate the property and negotiate with your circumstances in mind. Sometimes the most useful advice is to look elsewhere.

One challenge when buying property in the UK as a foreigner is judging an unfamiliar location. Two houses a few miles apart can offer very different daily lives. A village may be beautiful but inconvenient for frequent travel. A school that looks nearby on a map may involve a difficult journey. A large garden carries a maintenance commitment, particularly if you will only visit occasionally.

We consider advertised properties as well as opportunities found through conversations with selling agents, owners and professional contacts. Some homes are offered discreetly without appearing on the main property portals.

Off-market access can broaden your options. Each house still needs to be assessed on its merits, including its price, condition and suitability for you.

Viewing Properties from Abroad

Buying property in the UK as a foreigner may mean arranging viewings around work, flights and family commitments. You might have several opportunities to visit, or only a few days available. Those visits should be well used.

We preview suitable homes and provide photographs, video and a frank account of what we find. The surroundings matter too: the approach to the house, neighbouring uses, road noise, privacy and how the location feels.

A video helps you decide whether a house deserves further consideration. It cannot tell you everything about living there, and it does not replace a professional survey.

For anyone buying property in the UK as a foreigner, I would recommend visiting shortlisted homes before committing wherever possible. Our preparation helps you arrive with a manageable shortlist and a clear understanding of the questions still to be answered.

The professionals you will need

A buying agent works alongside your other advisers. Your solicitor handles the legal investigation and conveyancing, while an appropriately qualified surveyor assesses the building. Depending on the property, you may also need an architect, planning consultant or structural engineer.

If you need a mortgage, establish your borrowing options early. Buying property in the UK as a foreigner can involve lending requirements that differ from those you know at home. A suitably qualified mortgage adviser can help you understand what is available for your circumstances.

Our property due diligence brings together the practical questions we investigate and the matters needing specialist advice. We help coordinate that work and follow up outstanding issues.

In England, an accepted offer does not normally make the purchase legally binding. That generally happens when contracts are exchanged, with completion following on the agreed date. Your solicitor should explain the stages and commitments involved.

The practical arrangements for buying property in the UK as a foreigner also extend beyond completion. We can introduce professionals to help with removals, insurance, security, gardens or work on the house. Knowing who will deal with a problem while you are away is worth considering before purchase.

Buying property in the UK as a foreigner: taxes and stamp duty

Tax information reviewed on 10 October 2026.

Stamp Duty Land Tax applies in England and Northern Ireland. Scotland and Wales have separate property transaction taxes.

For residential purchases subject to SDLT:

  • Buyers classed as non-UK resident under the SDLT rules usually pay a 2% surcharge.
  • Purchases classed as additional dwellings usually attract 5% above the standard residential rates.
  • Both surcharges can apply to the same purchase.

Nationality alone does not determine whether the non-resident surcharge applies. Property you already own overseas can also affect the additional-property rules.

The amount due depends on your circumstances, including ownership, residence status and any applicable reliefs or refunds. Before buying property in the UK as a foreigner, confirm the calculation with your solicitor or tax adviser using HMRC’s current guidance.

Allow for legal fees, surveys, any finance costs and the ongoing cost of owning the home. We can introduce specialist advisers where needed.

Does Buying Property Grant You Residency or Citizenship?

Buying property in the UK as a foreigner does not, by itself, give you permission to live or work here, or a right to British citizenship.

If you intend to relocate, establish your immigration position before committing to a home. If you plan to visit periodically, check the entry and visitor rules that apply to you.

Property ownership, immigration permission and tax residence are separate questions. Each needs the appropriate advice.

How Rowallan helps international buyers

Our work begins with a conversation about your plans. You might be moving permanently, looking for a summer home or arranging a base for family visits. Those plans shape the search, and the priorities of everyone using the house matter.

In one completed search, we helped a family based in the UAE explore four counties and find a summer home in England. They bought an off-market property through a competitive sealed-bid process. You can read about the search in our overseas-buyer case study.

We act exclusively for buyers and work with a limited number of clients. My property career began during college holidays in 1988, followed by full-time work from 1995. For clients buying property in the UK as a foreigner, that earlier selling experience brings an understanding of the people on the other side of a negotiation. At Rowallan, my responsibility is to you.

Our principal residential coverage includes Surrey, Sussex, Hampshire, Berkshire, Kent and South-West London. For searches elsewhere, we can discuss whether we are suited to the instruction or whether another independent buying agent would be a better fit.

If you are considering buying property in the UK as a foreigner, get in touch. We can talk through what you hope to find, what needs to be organised and how we could help.
